The biggest thing is if there is a need or what lead you to believe there was a need for it? They are a low cost of entry so I don't see much harm in putting 3 or 4 on your property and seeing how quickly you rent them out.

 I have lights and will provide cameras. The containers will be the wall with a vehicle gate to the lot. As for need initial research suggest a large need. The idea would be to install more units as I rent current inventory out.

I own several lots that are Zoned I2 in Indianapolis Indiana. Based on the zoning I can do nearly anything I want.

I am looking for a low neighborhood impact business that has a high cash flow with low entry.

My thought is in buying shipping containers and packing them in tight on the lot and creating a commercial storage business.

By my estimates the property could generate up to $96k a year with less than 1 year's income to reach full build out.

Any one have experience with this model? Shipping Container Sources that can deliver and are reasonably priced?

pitfalls?

I think I have hit on a decent business that could employ 1 or two people and still generate a very reasonable return.

My thoughts are the renter's would sign a loss and liability wavier and I would provide security cameras and lighting.

Where is the property? What loan program did you apply for?

I am currently working with the City/County to investigate and bring these clowns and their 17 companies to justice.

If you are interested in exposing them we need to talk.

@ToddBurton can attest to my work on this and our drive to get them out of our market and in to jail.

Good Afternoon.

I am trying to coordinate victims of Oceanpointe, Blue Sky, Morris Invest and their 17 other companies. If you own a property with them, had a property with them or were a tenant we need to work together.

I need a pm with a name, phone number, property address and a brief description of the association and the issues. Also if you believe your property has citations or is any way connected to Eskanazie please note that.

We are working with city and state leadership to get a handle on this. If you have been a victim it is important to let that be known now so we can get this taken care of before your situation worsens as they abandonship.

The city has commited to an active role in persuing criminal and civil penalties against them. However we need the victims to speak up.

Has anyone ever turned your raw land into an equity position in a development deal? I have been buying carefully selected plots of residential land with the intent to sell off to developers of multifamily and condo/townhome projects. However it dawned on me this basic thinking and I should instead think of how to ride it through development for a larger return. All of the land is free and clear.

I buy and sell land.

Rules of thumb I abide by:

1. Don't buy unless you can double your money on the land.

2. Only buy where there are home owners next door or it is big enough to subdivide and build (People would like to build there.)

3. Paying market for land and you are not improving it is a bad rule... See Rule 1.

4. Try to buy lots where you can buy multiples and create bigger holdings. isolated lots are hard to flip.

5. If you are not farming it it is likely not a good long term hold.
