For investors that have houses in Indianapolis they are looking at walking away from I would beg of you to contact Renew Indianapolis (City of Indianapolis Land Bank) and see if they will accept it as a donation (you get the tax writeoff) and be able to turn it quicker instead of it going back to the tax lien or surplus sale and Oceanpointe getting to buy it again.

They are under investigation by multiple Federal and Local Agencies.  These take a while to see people charged and standing before a judge.

Estimated theft in Indianapolis alone is $22 million in the last 24-30 months. The scheme has over 200 investor victims, over 2000 Tenant victims involving over 1600 properties in Indianapolis alone. Estimated monthly theft of $90k in stolen rents just in Indianapolis. They are using a couple of dozen shell companies and move cash in and out of country faster than you can send it to them.

They are running this scheme in a number of other city/states and the overall theft by fraud appears to exceed $100 million. A civil action will net you nothing as it does not freeze assets nor does it block them from just shifting assets/cash into other entity names you are unaware of or they just get new victims to settle with you. A criminal RICO filing seizes everything of all indicted parties till things can be figured out.

Things are progressing nicely on bringing Whalen and Morris to justice.

We have hear from a couple of hundred Indianapolis victims but I know they are running the scam in Ohio, Michigan, Kentucky, Tennessee and Florida. If you have properties there we would love to talk to you.

As for pricing out containers per sq/ft, it’s not linear feet but by the sq/ft. 

You generally have 2 sizes of containers 20 footers and 40 footers, and the crazy thing is they are about the same price.

I found a company that would  put in roll up doors on each end and a partition in the middle, sand blast, paint and deliver a 40 footer for around $5k.

40x8 container is 320sq ft., so $5000/320 gives a price of around $16/sq.ft. This gives you 2 units per container.

This gives you a great alternative to building a permanent structure.

Also it's not taxed like a building and the property is still taxed as unimproved land.

I can build a house for $90 bucks a square, so an empty metal building i would guess would be in the $50 range at most.

So whats the point of doing shipping containers over conventional storage building?

A 40' is $2500 delivered. It is not considered a building. It can be moved, sold or replaced as needed without affecting the actual property. They are more secure and are more durable that the inexpensive storage unit buildings.
