Leveraging Land for Redevelopment

Has anyone ever turned your raw land into an equity position in a development deal? I have been buying carefully selected plots of residential land with the intent to sell off to developers of multifamily and condo/townhome projects. However it dawned on me this basic thinking and I should instead think of how to ride it through development for a larger return. All of the land is free and clear.
