Hi everyone, 

I plan to renovate my rentals one by one and looking for a granite kitchen solutions. The rentals are rather low end located in Bloomfield NJ but I want to over-rehab the units a lil bit hoping to be able to attract better tenants in the future.

@Gil Lieblich, sounds like you're very savvy in finding good deals, could you recommend where to look for granite kitchens in NY-N.NJ area? One fella told me there's a good place somewhere in Brooklyn approximately betw. 40-50th st & 2ave.. Have you ever come across?

Hi everyone, 

I'm a beginner landlord in Essex county, NJ

Is there a sense to install coin-operated (or their contemporary counterparts) washer and dryer for a 4-unit property? How do I quantify that?

To have coin machines I need to install a dedicated water heater and get gas & electric bills on my name.. 

Does it worth the hassle?

There's an alternative to provide individual hookups for each tenant (actually 2 of them already installed), but water usage will be on me.  And as I install two more hookups water usage will inevitably go up so will my water bills.. 

Guys please advise, I'm really stuck..

hardship increase deals with rent control and to be presented to rent control board

the properties are exempt to rent control as soon as they are 2-family

so everything is to go to judge, not to the board, I think hardship increase may not work for judge
