Need help! Mobile home owner wants an offer!

I got a call from my direct mail campaign that a motivated seller wants to sell his mobile home for 80k(it's negotiable), it's close to the bay, and it's 2001 model. I want to wholesale the if it's a deal. Now, what other questions regarding repairs should I ask? How do I find comps?
