@James Stokes thanks my husband and I are teachers also. I've been on these mls everyday since Jan 1st. My plan is to purchase at least 2 more properties by the end is the year. One primary and one investment. We are currently renting out our home in VA. I'm going to look at home path as well

That is impressive. How long from the time you decided you were going to buy until you were able to purchase your first property? Had you saved up the DP and the funds for holding costs and rehab or did you borrow the funds.  @James Stokes

Hello I need some help. I want to buy my grandmother's house from my uncle. Majority of the house has been gutted. This would be my first deal if I can get it to work outside of my owner-occupied that is now an investment. These are the things I'm not sure of how to determine.

1. How much should I offer to my uncle. I am going to ask if he would be willing to finance to me as the seller.

2. Should I ask him if I can have someone go into get someone to help me with the repair/upgrade cost before I come up with a price.

3. The assessed value for 2015 was $70,500; building $58,300 and land $12,200.

Anything else I am missing. I really would like to get the house but I am ok if it doesn't work. Once I get it fixed up, I plan on renting it out to a company that rents rooms for female adults.

Great post! I don't post much now but I plan on getting more involved in January. I'm going to become a pro member so I can start using the calculator for the purpose of getting a better idea of the markets that my husband and I are interested in. I listen to a podcast at least one a day but 2016 is my restart year. We are trying to get properties 2 & 3.by next December.

@Bryan O. I knew about the VA forgot about the FHA and the live in requirement. What I wasn't sure about was if we would be able to get another VA loan since we already used it once. I need to look up that because it confuses me. Thank you for your response again.

That sounds like an interesting plan. I would to hear how it turns out. We currently have a VA loan on our house that was a primary but is now a rental. Do you think that would work for us also? My husband and I are looking to purchase 2 more properties by next year.

That looks really nice! You did s good job!

My husband and I used it for our primary turned investment home. I also used a Google Voice number for the info to be sent to. It works great because we posted it on our Facebook pages and my husband has a ton of friends who started tagging and sharing it. You will love it.
