Buying a property in Baltimore and during the title search found that there is an outstanding tax redemption case on the property.The owner is current on their taxes. My Question is can we have the release cured through the sellers proceeds at closing or does the owner need to straighten this out prior to closing. We are set to close January 17th. There doesn't appear to be much movement that I can see from MD Case Search.

Hello BP Members,

I have a bit of a dilemma. Im looking to purchase a property that is in tax foreclosure from the owners. Several of the owners died 20+ years ago and the title is a mess. I spoke with a title attorney who said I would need to probate the deceased members. Problem is living owners are pushing past 70 y/o and it is required of them to get death certificates in multiple states. My question is could pay them for their interest in the property? Could I seller finance their portion of the sale. I believe this would allow me to get the death certs from the other states.

Any advice is greatly appreciated>

@Ned Carey Does it matter if the property has been purchased by somebody at the auction but still within the redemption period. Property is in Prince Georges.

@Chris Seveney thanks for the reply. Next Question is when you do need to foreclose how are you getting other investors involved? Do you have a newsletter , Website, personal mailing list, or placing these properties on Bigger Pockets? Im really interested as I'm trying to become less dependent on the MLS.

Is it possible to purchase REOs soon after the loan servicer has taken possession, but before it hits the general public?

I had a conversation with a manager at Charles Schwab and I was under the impression I could pull the money out and return it within 60 days with out penalty. Not for sure which IRA we were discussing but I will certainly follow up with him and a CPA.
