Good Evening,

Are any of you familiar with cash purchasing guidelines for any of the popular auction sites? Specifically, on whether or not Hard Money is considered cash. I spoke with a representative at Auction.com who said it was. Looking for an investor who was successful with using hard money/private funding to purchase a property.

@Tyler Amburgy How long did it take to close the deal. is the 45 days necessary if your using hard money? I just won a bid but I'm apprehensive about cutting the check because of the closing date.

This property I'm interested in has a Highest and Best offer due Monday. Should I use the Purchase Price Escalation clause to secure the property? BTW property is located in Maryland.

Questions BPs.

Im looking to get started in REI this summer once I sell my primary residence in MD (Looking to invest IN MD). I have a relative who lives in CA with some cash to looking to help with my investments. What is a good ROI on her money if she supplies me with $10k+ towards the reno budget (mainly gap funding). I will be able to get financing for the acquisition.

Can a LLC account be used to pay for a vehicle partially (at least 50% time) used for business use?

@Chris Seveney I would also like a copy of that contract. I have ran into a few contractors who are horrible communication.
