Early summer has been good for me.  August has always been slow.  I attribute that to kids starting school.  October is good around here since lots of people are getting their PFD's (oil $$$)  As long as they can continue to pay!  Holidays are notriously slow...  These are all for 2bd 1 bath apartments.

I have a 4-plex that has 3 2/1 units and a single 3/1 unit. The 3/1 is hands down the most sought after. I wish they were all 3 bedrooms. It's easy to rent and I get an extra $100 a month for it. It may depend on your area. 2/1 units are the standard around here and it seems people always want a little more!

Good to see some other Alaskans on BP! I have my rentals in the Palmer/Wasilla area but have been looking for something in the Anchorage area as of late...
I haven't been investing all that long (3yrs) but I jumped right in and there has been a few bumps along the way but I'm glad I did.

Thanks for sharing the update. I have been a landlord for a little over a year now and I have been tempted to ignore some of the warning signs just to get a vacancy filled as well. So far I have been able to stick to my screening criteria and things have gone well. Your story has just reaffirmed that.

I was curious about this myself. One unit in a recently acquired 4 plex needed the carpet in the living area replaced, so I'm giving laminate a trial run to see how it does. It looks much better....we'll see how long it lasts!

From a personal stand point, I give high marks for infloor radiant heat. Not sure of your location but for the long cold winters up here it is great.

The hunting here is great. The access is not all that great though. Takes some time and money to get to the good areas. Good fishing on the other hand is quite easy. Wouldn't live anywhere else.....

As far as Sarah Palin.....great for Alaska. I thought she did an excellent job as mayor and Gov. I'll leave it at that!
