I agree with the previous posts, you’ll have water just like your neighbor. Best to get independent and not deal with the neighbors anyway. I would be hounding the well drillers to get a cancellation spot ASAP. Another option would be to talk with the neighbors and let them know you are scheduled to have your own well drilled and could you compensate them until your’s completed???

I'm not in the Anchorage market but I've seen similar rent growth in the Valley. Unfortunately, I wasn't paying attention to rents as close as I should have and didn't really get up to market rents until early last year. While I am enjoying the increase in rents, the number of well qualified applicants has not increased at the same rate in my experience.  I'm with @Connor Dunham on the appreciation outlook, I'm focusing on cash flow for my next investment.

I live in the valley and I'm seeing the same things.  Personally, I'm waiting  awhile to let things settle out.  Instead of going for a decent deal now, I'm waiting for great deals in the near future.  I think it will happen.  I happen to be a very conservative investor though.

Anchorage is a tighter market due to limited space so your timing is likely different.  The valley is flooded with rentals at the moment and I see rents dropping already.  Time will tell!

Absolutely carry concealed.  I live in Alaska and see lots of open carry here.  It can put people on edge and uncomfortable.  I carry concealed for personal protection, not to make a statement.  That seems to be the goal of those who open carry...

A little bit.  I've looked at them and did some research on the ones that Byler built out here.  I like the idea.

I'm a rather conservative investor and to buy a new detached 4-plex counting on rents to stay high didn't sit well.  I'm more of a bargain shopper!  If we do see a large drop in RE value and high numbers of forclosures on the market.  I'd be in the market for one.  I think they have more appeal to tenants vs. traditional 4-plexes.

My own personal opinion is that Alaskas economy is going to be hit hard for the next few years.  Things will be tough until oil prices rise.   I worked in Alaskas oil and gas industry for 14 years and just recently quit to change jobs and a different lifestyle.  All the news I hear is more lay offs are coming.   As an investor, it might be the opportunity to get some good deals on property in the next few years.

I just went through the pre-licensing class with  Royse and associates in Anchorage.  Good correspondence  course with the option to attend the live class as well.  It's watching the same videos but he is on hand to answer questions.  You can stay as long or as little as you like.  He is quite knowledgable and the amount of resources available is impressive.

I've had a Toyota Tundra for the last 8 years and been extremely happy with it.  150k miles and no issues.  I bought a utility shell that has a rack on top off of Craigslist for $400.  Really handy for ladders and lumber.  Also does double duty as a great hunting and fishing rig!
