Hi Everyone, I am looking to invest in the Philadelphia market. I'm actually looking at a deal in Collingdale PA. I know some members on this thread invest in Delaware County so I'd like to get some advice. The property is listed for $400K, but the taxes which includes "school tax" is a whopping $20K/year. That's 5% purchase price. Yikes! From what I read, the school tax increases every year and alot of owners have a hard time selling their properties in Delco.  School taxes makes up approx 60% of the annual $20k. What has been your experiences investing in Delco? Will the county re-assess the taxes?
