Westwood can vary by the street. Overall, I'd  say its a C- or maybe D+ neighborhood. There are crimes in the area(theft, burglary, and shootings)  But some streets are quiet. I own 6 units in Westwood on the same street( quiet block) but if you turn the corner and drive up 150 yards, it changes. Towards Cheviot, it gets better.

@Tyrell Perry

Just curious as to how you were able to scale from a single triplex to 30 units in 2 years. Did you buy mostly tri-plexes and 4 plexes? Did you use the BRRRR strategy ? I assume you had a w-2 for those 2 years in order to finance the deals? Thanks

@Tyrell Perry   You intentionally keep minimal section 8 tenants? 1/29 is section8. Is this because you want to avoid these tenants or avoid dealing with CMHA?  Are you invested in the C/B neighborhoods in Cleveland?

What are the expenses on this property? Taxes, insurance, landscaping, vacancies, utilities etc? You only provided pM @ $175/month. How about your mortgage cost? Add up all your cost, then maybe tack on another 10-15% for variances, then you’ll have a better picture if this is a god deal. You need to have positive cash flow each month. How much CF really depends on each individual.

@tyrell perry Great job Tyrell. What percentage of your units are section8? From my experience, CMHA is tough to deal with but getting paid on the 3rd is sweet. The issue is sometimes the inspector can be a stickler for little things. How do you keep your ‘eye’ on your property manager long distance? I also find it difficult to find CONTRACTORS in this Hot market. How do you manage that piece? They are backed up for 2-3 months.

i reached out to a few banks but so far nothing. They either don't work with out of state owners or don't lend to LLC @Alex Holt

@Adam Curry, I spoke to a couple of lenders that "says" they would do the deals. Nothing confirmed yet though. Do you have a contact that works with out of state investors ?
