@Paul Choi I see that you are in California as well. I am looking at multi family out of state. I was wondering if your multi family properties are out of state? If so what state are your properties in and how has that market been? Any info would be greatly appreciated thanks!

@Eric P. Thank you, for putting together that map.  Did you end up out of state investing in Kansas City?  If so what boots on the ground have you been working with?  I am looking at investing out of state and leaning between either Indianapolis or KCMO

@Alexander Felice thanks for replying as I am sure your inbox is extremely flooded after a successful podcast.  Yeah I am always curious as to why Weather and Natural Disasters aren't mentioned more often on these threads when talking about and analyzing properties?  I think that would be an excellent thread topic.  I often always wondered about hurricanes and floods as I am from California and we have perfect weather and rarely have any earthquakes and even the ones we have most the times go unnoticed.  

Are there certain zip codes to avoid?  What zip codes in Fayetteville would you say are the best for cash flow?  

Excellent, show.  Energy all the way through.  You have just put Fayetteville on my radar.  I am curious as to why Fayetteville is not mentioned more often as an OOS market to look at.  Even all the Turnkey companies usually focus on Indianapolis, Kansas City, Ohio, Memphis.  According to city-data.com Fayetteville looks great on paper and a quick glance on realtor.com the inventory looks promising.  What am I missing?

Do hurricanes, flooding play a factor as to why investors aren't mentioning Fayetteville?

@Neal Bawa I was looking at City-data.com and noticed that the income figures are still based on 2012 income/2013 tax filing year in regards to the household income section.  For example I plugged zip code 46218, Indianapolis (Marion County).  Below is a screenshot which still shows 6 year old income data.  Has this changed your decision on using city-data.com?  Or is there a different section of the site that I should be looking at?  

Averages for the 2012 tax year for zip code 46218, filed in 2013:

Average Adjusted Gross Income (AGI) in 2012: $23,035 (Individual Income Tax Returns)

Salary/wage: $21,043 (reported on 84.7% of returns)

@Neel Jain I think the reason BP mentions Indianapolis, Kansas City, and Ohio because you can still hit the 1% rule.  Most of the states that are on your top list would be the West and NorthWest and hard to Cashflow

@Christopher L Hall I have not looked in Yakima Tri-Cities yet.  I have only looked at Clarkston/Pullman Washington and Moscow/Lewiston Idaho because my in-laws live in that area.  I am not familiar with Yakima.  I will have to check out realtor.com and see whats on the market.  Thank you!
