@Rob Barry not all lenders know how to do this. Some might not want to try. I've had more lenders who didn't know how to do it than those that do. 

it's not a secret really, and it's not sketchy, it's just unknown. Network with other lenders, find the right person to put this together. I work in banking, a mistake that people constantly make is thinking banks are similar to each other. They are not, find one that can teach you this process rather than one you have to teach.
