These forums are amazing! Thanks so much for all the education being shared.

So with all of the changes happening to mortgage backed securities and the risk to servicers what are some of the more creative financing methods. Seller financing only? Please pardon my ignorance but the schooling here is great.

@Leland James in California bedroom must have a closet. If not it's an office or den. Rooms must have outlets, within 6ft of door then every 12 running ft. Usually adding wiring requires permit. As builts at building dept help you know original build on house.

@Andy Mirza agreed I've been doing emergency services in the mountains with 18k pg&e customers down. It was 32degrees in placerville last night!

@Ron S. Maybe some unicorn deals though. I missed out on a flip in San Jose last week when a hotel manager dumped his house for 850k...sold for cash in 3hrs. ARV 1.2 +

@Andy Mirza Not trying to be argumentative but I'm not entirely convinced its voluntary. I've seen several businesses closed by enforcement. It's all about perspective.

@Derek Here in California AB5 passed on January 1st and is a very hot topic and has caused yet more market disruption.

In Washington the PRO Act may bring this to the nation. Look it up and educate yourself as this affects businesses greatly. Evan's post above is of great value. I'm just sharing info as a licensed contractor and business owner for 28 yrs.

@Rohan Deshpande here in California retail buyers will want a certification by a Septic company that both tanks are ok (preferably recently pumped) and a leach field test.

Local Septic companies may have records on pumping dates, service done, vault head and clean out locations.

"As builts" and or bldg department may have records on charges or leach field extensions.

Do your due diligence
