I see a lot investors, especially new flippers, struggling with rehab estimates.
McCormick has really good software to estimate costs. There's also great books like the national plumbing,painting,electrical etc. estimators guide. I think they are by craftsman book. These books and software can really help people understand the TRUE costs. Use the labor hrs and just enter your region rates.(remember a plumber in Alabama charges different than san Francisco)
The labor hrs haven't changed much over the years so older books are fine. We've been building long before those flipping shows on tv. You can get used books from college bookstores or those online book resellers. Another thing...why buy product from retail box stores? That's retail, we're businesses and business buys wholesale. So use distributors like a pro would. Better product, better warranties and better trained reps. Hope some of this helps. All you experienced investors please share your ideas because there's gonna be opportunities to coming up deferred maintenance and distressed properties.
