@Ralph Ace the conversion is 1 therm of gas is approximately 30kwh

@Gabriel Miritello most electrical contractors use software such as NECA, Accubid, McCormick and others. We then get the materials quote from our parts distributor, they provide a limited time frame as copper is a commodity, and other materials fluctuate.

I used to get 30-60 day windows, in this market 15 days max. Estimates are overhead that's carried into the bid. Make sure the EC pulls the permits & you should be there during rough & final.

There may be some regional differences regarding licensure. In California there are 64 different contractors licenses, including the new b2 remodelers license. Flooring, drywall etc do require a license.  To have a bond, insurance, comp etc. requires a license. There is no such thing as a unlicensed contractor, that's a handyman. A contactor is a business owner and has skin in the game. As well as all the other pitfalls of using a handyman if they are injured on your property you are responsible for them as an employee. I have seen actual loss of life and property from unskilled individuals acting as a contractor. The 10,000 hr principle is very applicable in these tactile activities. We all get to run our investing businesses as we wish and assume risk accordingly. Oh and all conrtactors take a test on law and litigation relating to business and professions codes for the dept of consumer affairs. Cause and effect are funny things, if work was always executed properly we wouldn't need licensing. Yes I understand its also a revenue generator for the state but its not a cash cow. Im nota cheerleader of regulation but having a second set of eyes (inspector) is not a bad thing.  How do realtors "feel" about wholesalers?

Thanks Matt, so if I bought at 200k sold at 750k, 250k is exempt from capital gains & I didn't buy another residence would the 300k delta be taxed as  capital gains?

I've searched the internet & bp but didn't find the specific answers. I understand the 250k exemption for a single filer. My questions are can rehab costs be included with the purchase cost of the next home? Materials & labor? Does it have to be contracted out or can it be done in house? The time frame to purchase the next house? 1 year from time of sale? Or is it within the calendar year. Any other gotchas to look out for? TIA
