Wow. When I was 12 all I cared about was riding my 3 wheeler, swimming and watching TV. How times have changed?

I appreciate your early learning into this topic, and believe you will go far. However, at 12 years old, there are a few hurdles. 

One giant one is that, as a minor you are not legally able to enter a binding contract.
Another might be that banks are not going to lend to you. Or not lend to you without a parent/guardian.

I would encourage you to pursue your business endeavors with something a little more appropriate for your age and experience. Think of something Robert Kiosaki did as a child in Rich Dad, Poor Dad. Keep learning and building upon that. Then as your experience and reputation grows, moving into an REI when you are able, will demonstrate your abilities and show everyone you can be taken seriously.

James, There are so many ways to invest in real estate, it's hard to give a definitive answer. I have heard of some people investing while they are still renters in the primary residence. You could house hack your primary residence and then invest in something else. So you don't "have" to live in your multi-family to make it work. 

I have some friends who have VA loans and I was always impressed with the terms they got. Use it to your advantage!

That's actually pretty good for a 100 degree day. Typically 20 degrees cooler is the normal

Unfortunately there is no exact 150-step-formula-to-success in real estate. Everyone's goals are different. And different variable play into the process as you move through it. 

Don’t give up, real estate is profitable, but also frustrating at times, learn from other people's mistakes.

Here are my quick tips to getting started:

You're right. SEO is a marathon. It takes time and a little sweat. SEO should be part of your marketing system, but not the only thing. Had you already been doing some basics and building your ranking, the sudden change in the marketing that is working would not have been such a big effect. 

It's not too late to start with SEO marketing :)

Welcome! 

My house hacking tip for you is when doing renovations, don't renovate yourself out of the market. Example, putting granite counters in a neighborhood that doesn't warrant them. Your renovation plan for a house hack is like a slow house flip, or live in flip. You still want the ARV to be right in the sweet spot of the neighborhood for a quick sale, multiple offer situation.
