Many new investors want the exact 150 steps someone took to get to where they are. Unfortunately it doesn't work that way. Most things you will find out along the way. Some things won't turn out like you originally thought, but will still be ok. 

Hook up with some local investors, maybe attend some local REI meetings. That would be a great way to add clients to your home inspection business.

I'm in the same boat. I get so excited about the latest and greatest. Like mobile home parks, syndication, STRs, apartment complexes, storage facilities, note investing, and on and on. Oooh, look over there, something shiny. 

I needed something to simplify the strategy and help her come up to speed.

I decided to make a presentation of an investment scenario to my wife. I went through some beginners guides that I have obtained over the years and settled on the "7 years to 7 figures" ebook by @Brandon Turner. I made the presentation to my wife a few weeks ago. I went page by page through the 7/8 year investment. We had a great discussion of what was happening and where. She appreciated many factors of the presentation and investment scenario and felt more comfortable with moving forward on our first investment. I then made a few spreadsheets showing the numbers with more conservative and higher priced 4-plexes (which I will share later) to see if it still works with today's numbers and surprisingly (or not so much) it does work. Looks like we have an investment strategy we can both wrap our heads around. 

BTW, I did give her the ebook pdf, which she has not even touched so far. I'll take my win's where I can get them.

@Dave E., maybe you can do something similar with the Rich Dad book? Choose something from that book and make a presentation.

BP wrote a whole book on that. You might want to deep dive there first.

Quick question...are you going to record this?

So many people get stuck in the numbers and "analysis paralysis". I really like the way you have fast tracked that part of the process to move quickly to the offer stage. I like the soft offer as it starts a conversation. If the seller has no interest you can move on quickly rather than getting time sucked. On the flip side, some sellers want to see the offer. It might be the only offer they have and having it in black and white might be the motivation they need to give the deal to you.

As springtime moves forward in Central Pennsylvania the listings are slowly increasing as well. I have my finger on the pulse of the MLS listings and have seen the expected uptick in the listings coming online. I agree with your observation and have not seen many wholesale deals. I would recommend checking out the Central PA Investors and reach out to some of the regular members. Our local wholesalers may have changed or are tightening their buyers lists.

Are any of these scammers listed on the Hard Money Lenders page on BP? 

I've seen quite a few posts on this. Sounds like the scammers are trying to infiltrate a new source of income. 

Great tips on what to watch out for.
