Hey guys! My apologies if this has been posted before. I search through a few pages worth of results, and didn't stumble upon anything.

Much like there are quite a few multifamily events (Khleif's, Blank's, Frairless, Lindahl's, etc), was curious if anyone knows of any major conferences or events specific to commercial real estate investing? Would love some feedback!

Hey guys! Any known updates on this? I've been trying to follow along for a while now, and have heard there were some compromises, but not entirely sure where things stand. This is the latest article I've found, but I'm not entirely sure how accurate (or "legit," for that matter, given that it's not even a KC source haha) it is.

Any updates from anyone that's been more in tuned with the outcomes so far?

@Charles Lemons I didn't get the best results, personally. Perhaps I didn't fine tune it enough, but that was my experience. We use other methods of list acquisition, so I cancelled my subscription, as for the most part, the $100 were going unused. However, Propstream itself is powerful in many other ways. If I wasn't licensed and didn't have MLS accept, I would've kept it. There's a Facebook Propstream group you could check out and ask questions in as well, to get different perspectives. I was wondering, whoever, given the 3 year time difference: are there any areas in your original post that have changed dramatically since then that one should be mindful of?

@Bill Gulley Hey Bill! Don't mean to revive this, but was hoping you knew. Similar enough to the thread topic, so I figured I'd post here.

I am licensed in the state  of IN, but looking to buy in another state, where I am not licensed. Any idea if in this scenario I would have to disclose in the purchasing, non-licensed state, that I am a licensed agent (albeit in a different state)?

Most importantly, you want to get a hold of the owner. You can try accessing your city's assessor's office for ownership information of the property. There's a great chance they are an absentee owner, so you can hand write them a letter letting them know you are inquiring to buy their home located at [insert address]. Obviously, include your name, phone number, and also an email (as some folk are shy and would rather communicate this way). Cross your fingers you hear back- if you don't you can try mailing them a follow up letter every month for a few months to see if they call/write back then.

@Jonathan M. Great stuff, appreciate you sharing your experience. I've been curious about RVM and was thinking of implementing them. Might test them just to see how effective they are here in Indy. It definitely sounds annoying to have people call back before listening to the VM, however haha...

Just wanted to take the time to thank everyone that has shared their experiences with REIRail here and given feedback on the product. I myself looked into it and had been heavily considering it, and the information shared by those who have already given a go has truly helped.

Hey Yang! So sorry on the delay, as I either didn't get notified of your comment, or I'm an idiot and overlooked the notification (likely the latter lol). 

Actually, I think I got lucky in finding them. Granted, of course I had to make the effort of putting out signs, taking calls, etc, but all I did was place a few signs around the neighborhood and in front of the property, and given that the area is pretty, I started getting flooded with calls. This family in particular had been looking for a home there for a few months, and had actually lost another land contract deal to another buyer, and were pretty eager to secure a purchase. So I suppose it all came together at the right time. 

As far as the $20k being a nice down payment or not, I also think it's decent, but it's my first land contract deal and am unfamiliar as to what is typical, specially given the price point of this home.
