Hey curious! Curious if anyone has tried their hand at using provided email data from skip traced lists for cold email marketing potential sellers?

I've heard that it is quite ineffective given that usually the purchased data (when it comes to emails) isn't great, that emails might end up in spam, etc.

Any feedback from anyone that has given this a go, no matter if the results were good or bad?

Great feedback from Mike and Alex! I'm with Alex: since it sounds you don't have a PM in place (which, like Mike, I would encourage), it might be prudent to at least get the process started and file given the back log with all that's currently going on.

@John Mucilli you could sign up with Propstream and use their "List Automator" add-on, which automatically does this. It should save you a ton of time and keep your list fresh and up to date.

I've been using Sherpa, and some of the new regulations have definitely posed a challenge with how the outgoing texts need to read. They come off as spammy and I'm sure it's affecting the effectiveness of the out reach. Delivery rates have bit lower as well. 

Perhaps it's a blessing in disguise, in the people that opt out or reply "STOP" weed themselves out and saves us time?

@Tyler Lynn 1000%! Appreciate the feedback. And yes, given I'm a licensed agent and have access to the the tax records through Realist (a Corelogic company, like ListSource), I can filter using some criteria similar to what you mentioned. Although not as detailed as Costar or LS, it's a phenomenal alternative, and "free" for me on my end.

@Eric Johnson could you share how you get to that? Also, I have a feeling that would include a wide range of other real estate, to include multi-use commercial (like several storefronts with apt units above, or something along those lines). Not to say someone might not want that, but for those that are looking strictly for multifamily, that might throw off the data they get back quite a bit.
