Excellent advice. Never heard of credit nerds but will check it out for myself also. Yea I've told her this far to get rid of as much as possible. I've heard of credit karma as well. I'll definitely tell her what I was told here.

For those here. I have a friend with a credit score of about 580 or so. Can't remember the exact number but she is wondering about ways she can raise it up quickly. I've never had a credit score below high 600's or so so I'm s little lost on how to help. I'm young and she is about the same age(23/24). I recommended a credit card that she can keep up with to gradually improve over the next few months but idk. I don't see any other way. I suppose it's a good time to maybe just suggest what ways any of us young folk can use to our advantage. Thanks!

Yea for sure. Financially I'm fine. Just the credit thing is a little but if a slow point. Hopefully over the next year with this and my card my credit will build up more

Basically, being s first one buyer, I've been stressing myself on finding the right deal. Well after a while if researching and finding something I'm comfortable with, I've narrowed it down to a triplex close to downtown where I stay and a duplex. I'll more than likely do the triplex as I feel it's a better financial move. The 4plexes here are just ridiculous though. Anyways, in young and haven't built much credit. Sitting a little above 600. Not horrible for my age but I just got my first credit card not too far back and trying to really be careful. I've done some research and I can have a cosigner on the FHA and my dad, being that he has done this before says he may be down once he looks the deal over. So yea. Sorry for all the babble but just giving some backstory. What do you guys think about this method? Ever done it this way?

Yes. More info please. I've been having a hard time figuring out where to pull the trigger. I was thinking a duplex but I think I'm going to look for a 4 plex.

Oh. And I used the calculator tools and such and I'd be making ballpark 280-300ish cash flow based off numbers.

Micheal, I haven't thought of that but that may be a great idea. I'm trying not to let my inexperience punk me out of getting into this process but having someone to help I'm sure would make things easier. I'm going to look into that

Well I haven't sent anything directly to the seller yet. I have checked the property out and from what I see it will need a little paint and work in one of the bathrooms. However my brother usually helps my dad with that stuff(he owns rental properties elsewhere) so I'd probably use him to get around severe expense in that regard. It's my first time so I'm still just trying to learn while remembering everything I've researched over the past year and so.

Hey guys, so i ran across this deal on Zillow and am wondering what course of action some of you would best advise. I have already contacted the seller and have enough for at least a 25% downpayment. My dad will have to cosign for me though for financing. Both sides are already being rented out but i think it's a great opportunity since I am a new investor. Ive done a little bit of research but I haven't checked the property out for myself yet. Im supposed to go look at it Friday. I posted a link here. Property is listed at 69,999 without all the additional costs.
