Hello Terlyn,

  Educate yourself on real estate investing and investing period. My advice would be focus on one thing at a time. If you decide to do fliping then learn as much about fliping as you can. Don't rush it. Reach out to investors in your area and ask questions. Attend REIAs in your area and build a network. Most importantly educate yourself as much as you can.

  Hi everyone 

     I just finished listening to BP podcast #73 with @Mehran Kamari I loved hearing about his investing out of state and how he does it. 

   If anyone is an out of state investor Do you have any advice for a new investor looking to do business out of state. Or maybe just share a little bit of your story. 

  And what are some good real estate markets around the U.S. for a buy and hold investor looking to build cash flow.

    it's in public records. Thats a good strategy! I'm not sure if someone that just evicted a tenant but maybe someone who has been having problems with tenants, who is not screening properly. Good luck

Real estate license isn't a must but it helps, gives you access to MLS etc. I'm no expert what so ever but my advice would be to build relationships and a network wether it's an electrician or a contractor even a seller or buyer because you never know when you will have to reach out to someone again. Or who might you be doing business with later on in your career.

    I think buy and hold is a safer way to start and a good way to learn the business while creating cash flow. Many people will disagree but that because everyone has a different goal in life and how to get there. 

   Reach out to investors in your area and seek advice. Stay active on BP,  read up is much as you can. Educate your self about the business. 

   I'm not sure what type of neighborhood you live in or what the comps are around you but don't go crazy and over do it on the rehab.

Seems to me that you like the property quite a bit. It's might be worth to buy and hold, rent it out. As long as all the numbers make sense

Now I emailed a broker earlier today about a property that I am Intersted in and asked to send me the numbers on the property. He sent me this spread sheet but I feel like there is a lot of stuff missing.  What am I missing?

You can also get most of what you put in your post by googling Sarasota County Property Appraiser and doing a free search on the county website by property address.

 Thank you for your input I'll work on getting the buyers agent. And will definitely go online and check out the Property Appraiser

I found a property I'm interested in, I wanted to find out what is the right way to contact the broker. For example I sent out an email introducing my self and asking for the numbers on the property. It's a duplex around Serrasota FL, I asked for property tax, HOA, property management etc. Is there anything else I should include? Or certain wordage I need to use to show them that I'm Intersted and they need to take my email seriously.

   Thank you
