There are properties available on MLS too if you are going the " turnkey " route. There is enough posts on the form about the pros and cons of buying turnkey.

Find a realtor and check the desirable zipcodes. Maybe some listings might interest you.

Another resource is Memphis Investors Group. They have a Free zoom call every friday at 10am Memphis time. Zoom link details on their website.

any reason you are not looking where you live. You need to grow your portfolio to 10 plus in out of state investing on leverage to make anything decent at todays interest rates. A new house is no guarantee that a bad tenant wont trash it.

Your home inspector should be able to tell you the critical stuff. Also your PM company is another source to review the inspection report. They should have GC leads for you in case you want to go that route.

In our strategy, we usually rehab the house to rental ready stage at the acquisition itself.

Lots of USA expats are settled in Portugal due to low cost of living. IF you go on Facebook there are dedicated groups. You may find your investors there. 

@Mike Lambert is spot on about cancellation of golden visa. I dont think properties are going to sell quickly in the absence of oversas investors now.

check 1-4 multifamily deals in Fresno area. You will generate cashflow once you move the units to market rent which is the key to making cash flow in Ca. 

you wont make money in OOS unless you scale your portfolio fast. otherwise you will earn meagre amount and one maintenance work order away from cash flow negative.

All the investors who are happy being OOS are ones with ten plus rentals or moved to the out of state market and became professional flippers and investors.

I have evaluated multifamily deals but never pulled the trigger, When i see sponsors paying themselves 600k from the raising because they vetted tens of deals makes me squirm. The vertical integration also has the sponsors controlling rehab dollars from the raise and all hands in the pie. 

i would rather do single or multifamily investing on my own.

I am concerned that no rent received in January did not result in you filing an eviction on Feb 1. 

Did you have January rent reimbursed as credit on the escrow settlement ?

Was the property disclosed to you by seller as having paying tenant in place ?

Hire an eviction attorney and they can handle it. We use one out of collierville, i can share contact if you need one.
