technically, he is not a squatter since he was living on the property with his mother even though not on a lease.. we had a situation where the tenant moved out and boyfriend did not. just finished the eviction in 3 weeks in memphis area as well.

I know we think ca rentals don’t make sense. But there are still counties who still yield nice market rents. I have better success with my local ca rentals in appreciation and rental yields than in my oos portfolio

Do repairs on the house and sell for 65k to 75k..

expensive lesson but thats what happens to OOS investors in class C areas. 

Make lower yield but invest in B plus area when investing out of state and always take your PM advice before you invest.

Once you select a city, go and interview some prospective PMs for advice.

At the least an OOS investor should go and check out neighborhoods and meet with potential PM's before investing a single dollar.

the turnkey concept works for some but more threads on BP talk about missed expectations from the turnkey operators.

As an OOS investor, its hard to vet and manage rehabs remotely. Its best to have a PM manage these for you with their vendors. Thats the best way not to lose money to scammers.

Please do an inspection of the turnkey property via an independent inspector as soon as you open escrow. That should be part of your due diligence. Please pay special attention to plumbing and electrical.

Enough threads on BP on pros and cons of turnkey buying.

you do have cities in riverside and san bernadino counties near san diego for buy and hold scenarios as well.

i concur with your response. Lots of Californians run out of state without looking in cities a little away from the CA metropolitan areas.

No harm in OOS investing though.

actually with his 40k budget, he can find a duplex or a triplex as a first time investor with 10% down in california.

of course not on the beach. but an hour and a half away from metro los angeles.

southern ca still cashflows well.. just need to go away from metropolitan area to find the deals.
