Take a trip to memphis to meet local agents or RE group.. Best way to educate yourself on memphis  dont try to virtually buy in Memphis!!

Do your due diligence about the Akron neighborhoods before pulling the trigger. Make sure to get a third party unbiased home inspection if you do go the turnkey route. You can always buy via a local real estate agent and find a local property mgt co. Its not as daunting as you may think. 

Check the Columbus Ohio market for sure!

Have you received an estimate to fix the issues from inspection? Also is the turnkey provider the seller of the property or participating in an assignment contract ?

Hopefully you have visited the property in person and checked the neighborhoods before starting an escrow.

You can always facetime with the provider to confirm, issues have been addressed 

I am not sure why would you need to negotiate with the seller when you have middleman involved in the transaction. Get an estimate and ask for seller concessions if you intend to proceed with the purchase

Once you identify the city for investment, its not that difficult to invest. You will have to visit and learn the neighborhoods. There are investor focussed realtors in every cash flowing city. Do your own research before going the turnkey route..

Ca investors will not do their due dilligence to invest locally. Their presumption is always to go out of state. Once the CA multi family acquisitons achieve market rent in a couple of years, actually the rental yield numbers are as good as OOS.

you did the right thing. i sold a 6 unit in beaumont ca in 2020 with a great mix of 3bd and 2bd's and i regret to this day. i could have easily refinanced it and bought another acquisition

You can start with a turnkey company . All i will say is that make sure you visit the city and neighborhoods.

We also have rentals in memphis since 2016 and they are performing nicely. 

too many investors are getting bad products as they never visit the neighborhoods and cities where they invest.

You can drive an hour to Inland Empire and find performing multi family. The rental yields equal OOS investments once you bring tenants to market rent . 

Align yourself with a Multifamily focussed realtor and you will find a deal soon

Patience is the key. 

Buying rentals out of state is not as easy and cash flow is tight in Class b neighborhoods
