I would like to get some feedback on what some of you view as the best type of residential property for buy and hold investing. Are most of you filling your portfolio with urban single and two families in the $15,000 to $30,000 price range? Are some of you looking at more suburban single families in the $100,000 and up price range?

I want to get started in buy and hold investing ASAP, but I do not yet own my own home. At the point that I decide to purchase my home, I don't want to miss you on good first time homebuyer mortgage programs. If I go ahead and buy investment properties now, the deeds in my name will prevent me from getting these first time buyer programs. Would forming an LLC to use to purchase my investment properties keep my personal name clear of any deeds? Or would this not work?

Any NYS experts out there? I would like to know if it is possible, in good old New York State, to start a property management business out of your home. I would eventually move to an office of some sort, but starting out I obviously wouldn't have the profits to pay rent for office space. I have been trying to get a solid answer to this question for some time now, and haven't had much luck. Any help would be greatly appreciated.

Hello BP members!

My name is Anthony Barbato. I am a 27 year old Plant Manager at a textile rental company here in Rochester, New York.

I have been a member of BP for a while now, mainly browsing through, gathering as much information as I can about real estate. I plan on getting into real estate investing on the side, with hopes to someday have investing as my only "job" if you will.

My original plan when making an account on BP was to purchase a rental property of my own, collecting profits from the monthly rent payments. My lack of cash at the time, and the fact that I will hopefully be looking for my own home in the near future are holding me back from doing so. Because of this, and through much research here on the forum, I have made a decision to begin with wholesaling. I think this will get me to the point where I have some additional cash flow and can someday move forward with other areas of investing.
