For those of you in the wonderful state of New York (other than NYC, as NYC has its own laws), I am looking for some input as to how you handle late payments and 3-day demands. My tenants rents are due on the 1st of the month, and late after the 6th. Would most of you serve a 3-day demand for rent on the 7th, in this case? Or do you let it go a few more days? Thank you

As ridiculous as that sounds, that is correct. You MAY get a small local credit union or something similar to sign something prior to closing that they will not call the loan due because of the transfer. But other than that, it typically only happens when you begin to default on the loan and they start to look into everything. Remember, they want you as a customer. If you pay, and you pay on time, they will leave you alone.
Thank you all for the information. She has given me security already, but maybe I'll tell her if she pays July (first month) and switches utilities over a few days ahead, she can have all the access she wants.
I have a new tenant that will be moving into a now vacant unit on July 1. She asked if she could have access to the unit during the week prior to the 1st to move large furniture and other items. While I will not give her a key, would it be wrong of me to meet her at the apartment and open it for her, then lock up when she's finished? Has anyone been asked to do the same thing, and if so, how do you proceed?

I know many of you find your properties using yellow letters, driving for dollars, and various other strategies. Unfortunately, I work a very demanding, 6-day/week full time job, which doesn't leave me with much free time to execute many of these worthwhile strategies. I currently own 2 duplexes, which I purchased fairly "turnkey" to generate some cash flow. Unfortunately, I am not able to refinance these to pull cash out as they were purchased at or near market value. I would like my third deal to be a distressed property that I can BRRRR. In your experience, does using a wholesaler leave enough margin on the table to successfully BRRRR a property, or am I honestly much better off finding my own deal?
