Sounds like it will be a lot better just to sell the land. Use the profits to invest somewhere else. A lot less of a head ache 

Hi Everyone,

I kind of posted about this before and I got a ton of responses and people to talk to about it. However I want to decide exactly what I want to do before I start contacting these people.

I have some land that is available in Bryans Road, Charles County Maryland. At first I was going to sell the land with me just starting my real estate investing career.  But then my entrepreneur mind took over and said why don't I build a bunch of houses on the land. Thinking that a could make a lot more money that way and probably give myself a lot bigger headache in the process. 

At this point the land is 38 acers of all woods that backs into parkland and is about one mile from the Potomac river. I would like to subdivide it out and find the best way to bring in the most profit. I am thinking SFH will be the best to put in being that the location it is in but I will need to some more research. 

A big question that I would have first is how can I get started with this. Next how much would the cost in square feet be to build the houses. And finally how many houses can I put on 38 acres? I am sure that there are a thousand other questions that I should be asking so I could use a lot of help on this.

Hi Everyone, Just kind of wanted get everyone's opinion on this. I am putting offers on some of my first houses in Maryland to flip. I just wanted to hear some of advantages and disadvantages to having a general contractor vs subbing out all the work. I have a GC but I also have a people who can do floors or paint ect. I am going to need a lot of advice for this one because I dont know where to begin. My family owns a piece of land in Charles County Maryland and they want to sell it. They came to me being that I am an investor and want me to sell it for them.  Being myself, I said ok ill see what I can do knowing that I dont know the first thing about selling land. 

The land itself is 38 acers of all woods and the land will perk. My questions are how do I know how much this land is worth? Who would I talk to so I can sell it? What if I wanted to build houses or build a development? I guess there are a lot of possibilities for what I can do with the land but where to start?
