@John Warren there are some PM businesses in the area but I go to the local meetings and they talk about how there are no good ones. Either they have too many doors or the communication is bad. Now there are some good ones but they obviously get to a point where they can’t take anymore. I’m just trying to get a feeling to where some of the flaws are.

Whats going on everybody!

I am opening my own property management business (actually ready for my first client now!). In my area, I have heard a lot about how there are no good property mangers. Now, I know no one can take care of your property like you can but my question is, What do you look for in a Property Manager? Also, if you have had a property manager before, what have they done that you did not like or thing that can be improved upon?

Thank you ahead of time for your responses! I look forward to hearing from everyone!

Hi Everyone, I am an investor in the Maryland area. I have a lot of alerts that are sent to my email everyday. I see a lot of properties that look good but maybe the price it too high or I just don't have the time to look at it but I want to keep track of the property. Are there any ways that you keep track of properties or softwares that help you do this. I have been leaving them in my email but eventually they get lost and I don't keep up. Any suggestions? Thanks ahead of time, AJ

Pleasure to meet you Brian. I live in Damascus as well and I started a little under a year ago. I wouldn't say I am an expert in the subject by any mean but I could answer any question you might have. If I don't know the answer I can certainly point you in the right direction. There are a ton of great people here on BP!

Hi Everyone, Just wondering if anyone has done this before. I live in the Maryland, Northern Virginia area. If I own a four bedroom house and I wanted to rent out the rest of the room. Kind of like house hacking I guess. How can I determine how much I should charge for rent? Also should I include utilities into my price? Thanks ahead of time, AJ

Hi Everyone,

I am an investor in the Maryland and Virginia area. To my understanding, there is a certain number of mortgages that you can have. I have hear 6 and 8. But if I use the BURRRR strategy and re-finance in the end, is there a certain amount of time that I can do that?

Thanks ahead of time.

Hi Everyone, Just wondering if anyone has done this before. I live in the Maryland, Northern Virginia area. For my flips what if I partnered up with a contractor and split the profits 50/50. I would need a contractor anyways for my flips and this way they contractor would have a vested interest in the property. Somethings that I don't know about is, would it be worth it to the contractors? Would this drop my repair cost since the contractor would be getting everything at cost? What do you guys think? Thanks ahead of time, AJ
