Post: Advice on Auction Situation

We had an interesting situation come up and I wanted to get some advice from the BP community. We were looking at a property that was listed a month or so ago on the MLS for about 150k, which was overpriced and the numbers did not work well for cash flow. Once the listing was removed I was in contact with the owner to get some more information about the property and to see if he still had interest in selling, which he did, but would not budge from his original asking price. I happened to check the sheriff sales page today for our county and the property was recently listed for auction at a fairly discounted minimum bid. My question is, what's the best way to go about trying to obtain the property? Would it be beneficial to re-contact the owner to see what he would sell it for now, or is it out of his hands and into the banks (and now a short sale), or should we wait until the sheriff sale if the property isn't withdrawn?

Michael Thompson I'm down in Cincinnati but the rates I've received are 4% fixed interest rate with 25% down for multi family's. Check out union savings bank and spring valley bank. The folks at spring valley deal with investors regularly and had a wealth of knowledge when we called them.

Unfortunately it doesn't come with a "grading scale" though lol. I guess you'd have to determine what point threshold you'd accept.

Brad Miller it was probably a good idea to pass on the flip in fairmount. I'm not sure that you would have received an appropriate value back from the renovations you completed there. Congrats Aubrey Page ! My wife and I are currently looking for our first property as well. Any advice/recommendations you can provide would be awesome! We've done some extensive education/research over the past few months but just started looking a month or so ago. Interested to see your thoughts on buying in north Avondale, we hadn't considered there! Looking forward to hearing from you!

HI all,

I've searched through the various posts and available files on BP and haven't quite found exactly what I'm looking for. Does anyone utilize an excel spreadsheet as a retirement goal tracker? I've found a few online but can't find any that real include real estate. I'm also looking for a real estate portfolio tracker as an excel spreadsheet - something similar to that offered on BP - where you can keep track of each of your units and the various income/projections over the years to determine future values/rent/expenses. I'm a big planner and can try to make one from scratch but didn't know if anyone else would be willing to share what they use.

Hi Zach, like the others have said it's great to see another Cincinnati investor on here! Definitely take Jay J. advice and check those resources out. It also would be a good idea to read a few books, the first I like to recommend is the book on rental property investing by Brandon Turner. It's an awesome resource and definitely recommended.
