Post: When, how and why set up an LLC

I'm also a newbie but have remembered reading that most lenders will not loan to LLC's, and if you transfer the title over to an LLC after you close you run the risk of the bank calling the mortgage due since it's technically hanging ownership. Keep those two thoughts in mind but let's see what some of the more experienced investors think!

Great question Heather Harrison , I'm in the same boat currently in trying to determine the true ARV of properties. The best thing I've found is going on the county auditors page and searching the street your potential property is located on as well as a few nearby and identifying sales in the past 6 months. Our county auditor site is nicely organized with bed/bath, square ft, etc. if a property seems to have sold for outside the typical window I see I look it up in Zillow or sibcycline.com (a local Company that stores the previous 3 years of sales) to determine the prior condition of the property. I know it's a time consuming process but it's all I have to work with as of now and gives me a good estimate. Looking forward to seeing other's responses! Happy investing!

Awesome post Todd, huge help and I agree with a lot of your opinions with the ratings. If I may ask, what price point are you looking at for buy and hold? Most of those A/B areas seem to be way outside of what we were looking to spend. We are aiming more for the west side of Cincinnati as it seems to be lower initial price and still has the potential to cash flow pretty well.
