It's risk vs reward and opportunity cost

Think of it this way - each principle payment you make earns (saves) you 10-17%. 

Do you have an investment that would provide a much higher return? What if it underperforms? What if you have sudden cashflow crisis?

If you have a track record you can likely raise cheaper private money between 6-10%.

Also consider other sources that have much lower rates: cash out refinance, HELOC, unsecured LOC (big banks are good for this), etc.

IMO, either pay off or refinance the high interest debt to get better terms.

That is fairly common. I've worked with agents that also did the loan for their clients. 

I'd think without a well structured team it would be difficult to do well on both sides. It is a good marketing niche though.

eXp uses (and owns) IntroLend. If you join, make sure you get a part of that platform. eXp agents can invest in it too for royalties.

Husband & wife teams are common.

For investing purposes only, it isn't necessary for you both to have a license. The unlicensed person may not have the extra disclosure requirements to sellers when negotiating investment deals. IMO, disclosure requirements do not put you at a disadvantage (I spin it as a positive verses "weekend wholesalers").

If you both want the option to represent retail sales then you'd both need a license. 

Getting licensed in multiple states is also common. It may only make sense if you plan on doing a lot of business there. Otherwise find a good agent to work with in that state.

Many eXp agents get excited about the compensation model and financial opportunity, but don't slow down enough to get trained on how to build relationships with other agents, provide genuine value, and explain the eXp business model. Sadly, bad recruiting efforts causes agents to miss out on everything eXp has to offer.
