I love the BRRRR strategy.

You can get a HELOC and use it when you need it.

IMO, it should only be used cover gaps using BRRRR to get into the property.

Say you get a $100k HELOC. Using private / hard money for acquisition financing, the $100k could help fund up 4-6 rentals depending on how cheap you get them.

Then use the cash flow to pay off the HELOC.

If you're confident your opportunity cost is better (higher margins, better cash flow, lower risk, etc) then go for it.

What would stop you from keeping it AND still doing other deals

Raising $30-50k from private lenders isn't difficult

Great comments! I'd never heard of Titans before, been a member of REIA years ago and attended their free 3-day seminar. It was really one huge commercial to up sell a big dog package. But I took good notes and learned a lot. (Even met someone that happened to live in my complex & we went bird-dogging together later.) My husband & I have been to many of the Jet Lending events. I recommend going to that if you haven't. Free food & beer while you learn and network! Made possible with help of vendors that set up booths outside.

My above post is dated. Pre-COVID there was a networking event in Houston almost every night. They're starting to come back.

I'm pro-rental if you can make it work. I wish we held a lot more properties instead of scaling a flipping business.

Regarding renting out your personal residence, consider the tax advantages you might give up if you turn it into a rental.

For most people, capital gains on their primary residence up to a certain amount is tax free. That changes if you turn it into a rental.

For that reason, it might be better to sell your personal residence and using the gains to buy a couple more rentals.

Of course, check with a CPA regarding your unique situation.

We use Callrail numbers (different numbers for each campaign / channel). Calls are flowed to an overflow service that answers live. 

While certain routine tasks can be automated, you absolutely have to have your thumb on the pulse of your marketing. 

Marketing & sales KPIs are everything in your business. Don't lose track of them.

I used Real Estate Express. It took me about 4 weeks for the course and another 2 weeks to test, but that was 6 years ago.
