Broker Recommendations for a New Real Estate Agent including EXP

I’m looking for Broker recommendations.

I passed Real Estate Licensing exam last week in Northern VA. I'm leaning towards EXP because of the flexibility and Covid being the game changer for traditional business models. I'm 10 yrs from retiring local government and will be juggling both careers.

I don’t have an interest in joining a team.

A downside to EXP is the aggressive recruiting I’ve encountered from ‘sponsors’ with only 1 month under their belt or the sales pitch from agents who want you to join a team.

Any feedback from insiders is welcomed.

@Kourtney Harris If you search on EXP here on BP, you'll find posts from me where I was HIGHLY critical of EXP.

I was on the receiving end of two ham-handed pitches that were 100% focused on the "recruit your way to wealth" angle.  It stunk like any other MLM pitch - Amway, Herbalife, etc.

Due to my relocating to Maine from Mass, I went through an evaluation of 7 or so different brokerages in the area.  In the end, it just turned out that I made more money with EXP, so I signed on.

EXP has put up some pretty impressive numbers with over 32,000 agents.  We've just acquired Showcase IDX and I suspect are moving in the direction of being a market-monster on the idea of "Zillow with a brokerage" - except that we'll have actual IDX feeds.  We already have lending in place in some places as well as an iBuyer program.

Yes, there are opportunities to earn an override on the production of what agents that you attract sell.  There's also a good program for discounted stock purchases.

I've been with Weichert, Century 21, Keller Williams, my own independent brokerage and now EXP.  I can tell you hands down that the broker support and tech tools that EXP provides are easily the best I've ever had.  CRM, website, transaction management, lead generation, mentors, a robust daily training schedule and we even have an optional daily round table where we bring questions or general items for discussions.

Sadly, one side effect of my relocation to central Maine is that I'm now in a market where you can buy a decent home for less than $150,000.  The commissions here are too small to be meaningful unless I concentrate on southern or mid-coast Maine and no, that's not my cup of tea.  As a result, I'm migrating from residential real estate to business brokering.
