@Isaiah Foster, you will need to determine what you are going to do with the home once its fixed, sell it for cash, sell it on a note, rent it, this will determine the amount of rehab you do to the home, once you decide this then start the rehab on the outside of the home to keep the weather out

@Dequone Ridley, if park won't allow you to buy the home then just wholesale it and move on to the next one

if you will own the land take purchase contract that you get from a local realtor, if home is on a rented lot just go pay a lawyer to draw up paperwork

@Theresa Reynolds, there are many options you can do with these type deals, living there for a while will give a better understanding of what it takes to live in these homes, me personally I own 2 that I live in and we love them, renting them out can be a good way to get started in this business

@Brenden Mitchum, no expenses will mean lower offers for the sellers, in this crazy time it sounds to me like he has way to many expenses to justify his crazy high price
