The most properties I have inspected with a view to making an offer in any one day was 70. Throughout 2010 I looked at between 1500 and 2500 properties per month. It was worth it! Next week in Georgia I expect to drive at least 100 properties before making any offers.

As a matter of policy, we don't accept offers from buyers who don't inspect first.

This works for me!

No you don't. Your personal credit rating is the reference point for most lenders. You would be advised to use an llc for every property to protect against lawsuits.

No inference intended about hard money people Ann, it's just the money side of the business is as fraught with "colorful" individuals as the rest of it.

Yes, I've done a few HML deals and of course there are plenty of honest lenders. However, It's not just like learning to ride a bike because if you fall off one of these, you will bleed cash! That's why you should have some deal experience before jumping into hard money.

Then again, if you're confident with your numbers......calculate about 20% or higher of your investment requirement as the cost of funds. Lots of paperwork.

Undoubtedly worth your while having a chat with someone like Ann before you jump. Best of luck with it!

Hello to the "fa' river" guy! We came very close to doing a deal on a Biotech property there a few years ago. Nice place.

My personal advice to you would be to stay away from HMLs until you have some experience under your belt and you know exactly what you're getting into.

The only time we use hard money these days is for a home run and only with someone highly reputable.

HMLs by nature are predatory and you need to be able handle that. Try finding an experienced partner/mentor. It's cheaper in to long run and you have the added value of a learning curve and best chance of a payday at the end.
