Great advice! Covers everything. One other thing Patricia, You need to read the BP books, you will find they provide tried and tested processes for the business we're in. Excellent value for money and save you a fortune. Let us know what you think when you get them?

Patricia, you only get one chance to make a first impression. If you want your price, put $1k into the landscaping. some stones, a few bushes. makes all the difference. it also shows respect for your buyers. It's a big decision for them.

Did you check how many people have viewed the property?

Looks like half a rehab to me without the landscaping....

For me the difference between flip and buy and hold is risk versus reward. The flip strategy has a better return and is a slightly riskier proposition. However the returns are at least double that of your average buy and hold.

For you, flip is a much better position because you can take a payday every time you turn over the money. However in Peru your reputation is who you are, so you have to really know what you're doing or have a flip partner who can manage the deals and who you have to trust.

Find out where money from your country is being invested and that's your starting point for either product - or you can work both. That gives you two products for your market.

The single most important thing to understand about borrowing money from friends and family for anything is that you are putting this relationship on the line. If things go sideways or even get ugly for a while, the situation can get out of control very quickly, especially with family.

As anyone on BP will tell you, the quality of your deals will bring the investors. Good luck with your project!

I think it's a bad move to hold anything in your own name, especially a rental. It puts you personally in the spotlight if anything goes wrong as it will at some stage of most investing careers.

For me, it would be worth the cost of the lender switch and while I was at it, I would find a lender who would be happy to work with your investment strategy.

This move is all about forward planning. Good luck with it!

Cash flow is everything to an agent. Don't worry about the amount, worry about what you get for it! Good luck with your deals.
