Y'all,

we are looking at a deal that has an outstanding insurance claim of over $600k for flood damage which will be passed to us if we decide to buy.

This is a government flood insurance policy, does anyone on BP have experience dealing with such a claim and how difficult does it get to process?

We are getting the impression the Seller has had enough and just wants out of it. Thanks for your interest.

the experience you will get from flipping houses is invaluable and allows you to take a broader perspective on doing deals.

If the buy and hold opportunity you're looking at costs you some of your stake to hold, you should think carefully about it.

I'd take the money and put it to work earning a double digit return.

If I was in your situation, which I was at one stage, I would seek an RE investment with an aggressive short term return. Secured and accountable with an experienced management. Probably HML stuff to start or even private money deal.

Look for accountability, transparency, solid paperwork and double digit returns! Then if you need to inspect, at least you're getting paid for your time.

Y'all,

Three days of a drive from LV to ATL and it was just wonderful. Also completed a lifetime ambition to drive across the USA, btw. Absolutely gorgeous country and wonderful people. Can't wait to do that again! Much more slowly next time :)

So arriving in ATL we have two deals locked up (one of 'em straight from BP!) and another five or six that we're looking at. This is a great start and let's hope it stays that way.

Thanks especially to everyone on BP who has been so helpful and supportive, it has been a highlight of the move!

Patricia, we have not been to the auctions since December 2011. Vegas is dead for flipping unless you have a source for deals. You have already said it in your posts; it's a very unreliable place to do business.
