@Emanuele Pani   Thanks for the advice.  I do realize it's a numbers game.  I have doint it part time the past few years while being a stay at home dad.  I was hoping to be able to use one of these companies as another source for contacts.

@Michael Jobe  I have actually thought about zillow.  I will check into that since you have had good luck.  thanks for the heads up.

@Daryl Williams  I have never heard of that company, but will check into it.  Have you had any luck yet?

Hey Fellow Realtors,

I am about to go back to selling real estate full time, and was curious if anyone has had any luck with any of the lead generating companies out there.  About 10 years ago I tried a company (don't remember the name), but it was a complete waste of time.  I paid for them to send me buyer and seller leads in my area, and none of them ever panned out.  Does anyone have any good feedback they would like to share?  Thanks for the input.

Honestly man... all of the scenarios you mentioned above would piss me off.  LOL.  Only have had a triplex building in the past, but always had great tenants.

If you're doing most of the work yourself, the project can definately drag along.  In my area however, I can buy properties in the 50k range, and the carrying costs are not much at all.  In California if the flip costs 200k plus, then i'd want to make sure that I didn't let it sit too long.  Also, many nights and weekends working on houses really late til early in the morning.  Best of luck.

I live in Anderson, SC... not too far from Greenville.  There is a real estate investors meeting in Greenville on the third Monday of every month.  I have not been to one yet, but I am definately looking forward to making to a few.   I have been an investor the past 4-5 years part time as well as a Realtor the past 10+ years.   Best of luck to you.

I know that in s. carolina, I have to disclose that I am a Realtor on any ad or flyers that I send out.  I even disclose on my fsbo listings (which i own myself) that the seller is a licensed sc realtor.  best of luck to you.

I am a Realtor /Investor from S. Caroina.  "This sorta thing is completely normal".   I do realize that every state has different laws and contracts that each agent must abide by and use.  I find it hard to believe that this is the norm.  Honestly, when i first started as a Realtor I wanted every buyer to sign an agency agreement with me.  Now, I realize that not only are they "married" to me, but i'm "married" to them.  Years ago I stuck myself with terrible buyers that I would never sign to represent them now.  Back to my point..  pushing contracts in someone's face, and not explaining it to them seems unethical, and a bad business practice.  I'm not talking about you personally, Im just referring to your quote.

I've been a Realtor in SC for over 10 years.  First off... I can't believe (well, I can actually) that a Realtor would push that into your face and have you sign it so quickly without any explanation.  In SC, the only form that is required up front is an Agency form.  It basically discloses who is representing who, and states that the buyer can choose to be a customer or client (and the different levels of service to both).  On the buyer agency forms that we use.. there are certain boxes and paragraphs on the contract that discuss for sale by owners, and if/ how the Realtor will get paid.
