I can understand your desire for a mentor when you venture into the unknown. Mentors are good- learn from their mistakes and successes. With that being said, I'd hold onto my $1500 and find a local mentor. Have them teach you the ropes. You bring them deals and work out a pay arrangement. The local person will know your market so much better than some dude on the other side of the country.

good fire starter....  Pay someone to skip trace.  I keep a list of returned mail and like this Sunday, I used Intelius to look up. I did it as I watched football. I'd recommend doing a Google search first "first name last name town" I'd say a large percentage of my returned mail is a deceased person. The obituary list family do I look up them and mail the letter to them. It does take time but these are likely people not being reached by others so who like you won't take the time. I think there's a lot of value tracking these folks down.

I like google voice for all of the reasons listed already. I use it for marketing. When it rings on my cell, the caller ID says "Google #" which is nice to know its a marketing call.

I've always had an affinity towards REI- growing up, I watched my uncle build a huge portfolio of rentals. I like wholesaling because it's a fun challenge and it's all about networking which is a skill I have.

@Paul Stout we just got 2 properties in south Chicago land. They are both rehabs that could increase your working capital quickly. I'll get you the details.

I'm not a realtor. I wholesale and keep a handful as rentals. I'm a big fan of NWI.

I agree with @Account Closed that none jump out at me. I like #1 best. #2 is too simple and looks like an image you grabbed off google images. #3 is too busy. Incorporating the business name or a slogan would help.

In my opinion, the 30k is market dependent as well as exit strategy dependent. If you're looking for a property to rehab, you want equity so you can rehab and sell for a profit. Less than 30k doesn't leave much room for rehab and profit. Now in my area, you can get some decent rentals with good cash flow that have less than 30k equity. But the big picture is to market to properties that are worth your time buying. 

My just purchased absentee owner list: 

SFs up to triplex (no condos) 

2-5bed 

50-100% equity with min of $30k 

3+ years ownership

Both in/out state owners; trusts ok but no corps 

Total count of 1000 (from a population of 250K) 

I'm expecting 50-70 call backs and 3-4 wholesale deals plus 1-2 owner financing or lease options.

 Thanks @Dale Stevens: I work hard every day to give my family a comfortable life and to be able to  be present with them as well. 

I have no ethical qualms wholesaling because I'm upfront with the seller. They have a specific and valid reason to sell with me (vs the traditional realtor methods) and I give them a few options to solve their problem. They know upfront what I will be doing. The majority are fine with it because the important thing to them is selling the house quickly. However, I have lost some potential deals because they are not comfortable with it. I'm okay with that because I can sleep well at night (well, except for the 5 month old baby who doesn't sleep well yet).
