I'd work with a property investor who can find, rehab, and manage a property for you similar to a turn key company but on a smaller scale and better cash flow.

I find owners info on county tax records. 80% of time mailing address for taxes is same address so I'll mail to house and hope it finds them. The gems are when taxes are mailed to a different address. That's how I get most of my deals on vacant houses.

I focus on Lake county and south of the highway. I'd look in Hammond but don't have the time right now to focus on another town.

can't you just look at a house and tell it's absentee owned? Maybe that's just an innate ability I have :).      (Side note - I use list source for those). 

Finding vacant houses can be another gold mine but it takes time and patience. I can give you tips on sporting those of you need.

it could be that you're sending letters to a target market that has already been touched by 4 other people sending them letters every month so they already know what to expect. I'd change something up before dropping another couple hundred sending out more. Just my 2 cents.

where in indiana are you wholesaling? You mentioned motivated sellers- do you have motivated buyers?

I live on border and was going to expand my wholesaling into the towns that are on the IL border - Lansing, Lynwood, Steger, and Crete. I'm looking for the investors there.

I contact every rental listing on Craigslist. I ask if they are an investor looking to add to their portfolio or if they are interested in selling for the right offer. Maybe 10% respond. I've had a few leads to buy and have added to my buyers list or just made good connections with other like minded people.
