A main partner of a home building company is no longer able to perform in the business and the remaining partner would like help winding the company down. Or possibly selling. There is a need to insure liability issues are dealt with correctly as some homes are in process of construction.

I’m a new investor trying to do my first deal, but this information is not my experience as to what would be the most help. It’s more, what are my options, given the amount of cash I have and what my financial goals are in 5 years and how best can I get there!

Well I was taught to use 10% in my analysis and 1 month rent plus 10% is obviously way more. What % does that equate to and how do people afford paying this on a 4-plex???

Can anyone weigh in on how to find a responsible, affordable property manager for my first property? It's not a large MF, and so I have some concerns. And what rates are people paying? Thanks.
