Hi Jerome, welcome to BP. This is definitely a place to learn a lot about real estate investing its also good to check out the podcasts. You are not that far from me I'm in Lanham. Wholesaling is a good way to build up some cash to invest in buy and hold.

Thanks guys for the input, @Ned Carey I'm definitely looking into Baltimore since the property prices are on the lower end both for rentals and flipping. @Russell Brazil DC is always a strong market to flip in but like you said you have to know what buyers are looking for in those price range and I also think you will need a bigger rehab budget, I will eventually look into flipping in the DC market but for now I'm trying to do smaller rehabs project and also build up my rental portfolio.

For the DMV investors how would you rate the current DMV market in terms of buy and hold, fix and flips. I hear some investors saying that the market is picking up and deals are getting more difficult to find, based on your experience is it a good time to invest in the DMV and what are you seeing big returns on buy and hold or fix and flips. The DC market appears to be a good market but because of my affordability I was looking more at Baltimore or PG County, is there any specific zip codes I should stay away from or is it on a street by street basis.

My current situation is I have my own home which I bought in 2010 so there really isn't any equity there, I plan on having about 15k save next year, I have good credit but DTI is a little high but I'm working on getting that lower. My question is what you would suggest that my first step/approach be to getting started base on my current situation

@Nicholas Patrick, welcome to the forum, this is definitely a place to learn a lot abut real estate investing, I 've only been on the forum for about a week now I have learnt a lot from just reading the posts, Like @Neal Bratton said the podcasts are really great they are just regular people sharing their stories of how they went from zero to success while giving some helpful tips.

wow that is a nice wholesale deal, I know a few people in the DC area that was able to pull a huge profit like that from one deal, in most cases its when the ARV is 500K or more which leave you with a higher spread.

Hi Everyone

I'm a newbie investor looking to network and meet up with other investors in my area. I currently live in the DMV area and I'm interested in wholesaling and flipping houses. I have only done one wholesale deal so far but I didn't make any money on that deal, lesson learn. I plan on flipping 5 houses next year along with doing some wholesales deals. The main purpose of my real estate venture is to be a full time investor and quit my 9-5.
