Great to be here Charles there is so much information on this site I am trying to get this thing rolling in the right direction also another tip @David is to not get to spread out, I don't know about you but I get overwhelmed because there are so many directions you can go in but it seems each avenue of RE Investing fits personal characteristics of people for instance if your creative, can envision the end result, see potential pitfalls, and you like working with your hands maybe rehab would be right for you and so on . I have committed to doing rehabs in my area and trying to learn as much as I can about tax liens

Hello David I'm 18 to,My advice is to work as much as you can and try to surround yourself with people who will try and help you achieve your goals the hardest part of being younger is other people getting you off track. Some things I have done to help me achieve my real estate goals is I got my Real Estate liscense and have bought a real fixer upper I will start to rehab in the spring . Most loan officers want you to have great credit, 2+ years on the same job, down payment etc, so thats probably the best place to start Goodluck ! Message me if you ever want to exchange ideas ! :)

Hello Biggerpockets my name is Adrian and I'm looking to start my investment career buying tax liens , I am currently going to school , working fulltime and have about 15k to invest. I was looking to buy tax liens in Missouri specifically Jackson County (County Kansas City is in). I have done some preliminary research on tax liens and read a book or to but I'm trying to figure out if 15k is enough to start investing in tax liens or would I just be wasting my time . I know quite a bit about home repair and maintenance and I'm extremely interested in eventually doing rehabs but seeing that I'm 18 and have relatively no credit at all and thanks to the credit reform act credit is even harder to come by if your under 21 now so I figured even though Kansas City has some really inexpensive homes when I add in rehab cost I would tie up most if not all my capital on 1 deal and I wouldn't see the return if I'm using the buy and hold strategy for quite some time. So I figured start out with tax liens and go from there . Also I never really tried to Wholesale thing & I'm not really interested in doing so rather buy and hold , while continuing to work full time. Any advice or information on tax liens would be great!

Hello Biggerpockets my name is Adrian Williams and I'm looking to kick my real estate investing biz into high gear for 2011 , 2010 has been a great year and I have learned alot about real estate and life in general, A little about me I live in Kansas City MO, I got my real estate license in May of 2010, since then I have learned quite a bit about contracts, marketing , cold call techniques, and other techniques on the sales end of the real estate biz . I did go to technical college for Heating & Cooling and I'm currently working fulltime for a pretty good company here in KC. I have always been interested in investing ( stocks, 401k, real estate) , I created an online brokerage account in which I buy into a couple companies every week, and try and maximize my 401k each month , But I haven't found the best way to get started with my real estate investing career , I guess because there are so many avenues you can go into I never really settled on one, I have evaluated a couple owner finance deals, I almost bought into but the numbers just don't make since. I have attended a few guru seminars (Dean Grazeeono and some other guy) also. I think my primary goal is to hold real estate for the long run and take advantage of cash flow/tax benefits, I have looked into tax liens also and have heard that Missouri is a great place to get started with tax lien investing, also Kansas City is really close to Kansas so I potentially have two states close I could do biz in. I guess my primary question is does anyone have any suggestions on how to get started. I have been saving money and investing into a online high yield savings account and buying into stocks that are pretty solid and pay dividends even though most dividends are modest at most. Any suggestion on how much I need to save to start investing in tax liens? Any input or comments would be very appreciated!!! Well Chiefs game comes on in a bit & Raiders are losing :)) !!

Tim thank you so much for all the advice. I will be sure I keep in contact this house is a 2/1 , 1 level Bungalow like home, with no overhung trees, vinyl siding, and the roof looks like its in pretty good shape , I will most likely make everything final tommorow and I will be sure to stay in contact!

Thanks Jon for the fast reply what good information!!! Is there a cash flow minimum that you personally require for you to proceed with a deal if you don't mind me asking I know some people personally who will pursue a deal if there estimated cash flow is only +$25.00?

Hello everyone and Happy Thanksgiving it seems to have been quite awhile since I was on Biggerpockets. But my question is I have been trying to put together this deal on a 2/1 in Kansas City my plan is to do the minor repairs the home needs myself while living in the home and then renting it out. The owner will carry the financing. I was just wondering is there a formula anyone uses to evaluate possible Income producing propertys,...Any help would be great! Happy Thanksgiving ! :D
