Best property search database

I have heard of so many deal finding website applications and so far there has been a lot of negative feedback, for example, propstream.com and myhousedeals.com. I am a newbie and to be honest I am looking for one that will actually provide properties I can wholesale, as well as, provide extra tools as well. Propstream, along with the supposed capability to locate potential properties to wholesale, also has tools that allow you to blast email, send postcards, create buyer and seller lists, analyze deals, and create websites as well. It seems to work as a virtual wholesaling tool to some effect. While the extra tools are wonderful to have, they are of no use if you are not able to locate current information on homes to create great deals. Am I wrong about this? If so can someone point me in the right direction for newbie sake!

Believe it or not I use Fiverr. I hire, rehire and research with them. So if I want a list of verified absentee owners with scrubbed phone numbers and email addresses along with names, sq ft, tax and lien info, I email the most highly rated VA with wonderful reviews from around ninety or more people and I go from there. I get good leads from the list, I consistently rehire...Good luck
