well I'm stuck with just commercial loans these days, you just have more options for low money down loans typically

I would say there is an incredible shortage of deals in Richmond relative to a couple years ago.

1031 one into something new and local that you want, as the poster above said you have too much dead equity in the property and it's really dragging your returns down

Another option for is just make sure you have extra legal liability insurance

Just look for properties on Zillow and then tell your agent what you like

Saw this one the other day, checked the area and passed it by. It's near a high crime area but also there is a street that acts like a funnel one block away, forcing any foot traffic very close to it
