I have a neighbor that is developing a duplex next to my lot. 

He wants to go 50/50 with me on my lot and build an exact same product. This will help his property appraise for more and have comparables nearby. 

He isnt interested in building it for me, and charging me a fee. He doesn't want to share any resources either. 

I own my lot free and clear and would like to leverage my land as the down payment to start the development. I feel like I can build a similar product and give away less equity in doing so. 

I want to build and hold. Anyway to find out who their lender is.

Or any recommendations on a lender who can help me?

I have been in the mortgage industry for more than 7 years. Fast paced, call center environment managing hundreds of files in the pipeline at once.

Being bilingual helped me speak to people across the country. I understand the lending part of RE. 

I also have experience in airbnb/VRBO STR industry. I have property that is catered to the working professional who needs a furnished place to stay up to 6 months at a time.

Recently finished up my last project where I bought a 1/1 in a nice small pocket of Oak Cliff. I converted the place to a 3/2 and did the BRRR strategy.

My next project will be developing my first project from the ground up. 

This is where you come in. Construction, developing, planning is new to me. I am looking for a mentor that can help me accomplish my next goal. 

I have a vacant lot that I own free and clear 5 minutes from Downtown Dallas. 

Its more than 10k square feet and I am looking to build a multifamily structure. 

Im open to partnerships or if you can help me with this, then I can help you with your tasks or business in anyway I can. 

Im open to working in the field and learning more about RE.

I am in need of capital for a fix and flip project that I am working on. 

I have a separate lot that I own free and clear. 

Its been a hassle trying to get a loan on the lot because there is no structure on it. Am I able to get a loan on the lot to use the money to complete my other project?

Both properties are in Dallas, TX. 

I need advice on how to get a piece of land developed. I thought because i owner the property free and clear it would be easy to develop the land. Boy was I wrong. I would like to partner up with a developer to help me develop and get rent or sell the property after it’s done. Has anyone ever gone to a big developer that has had a good/bad experience?

Would like to hear feedback from anyone who has done this before. What is the best way to develop multi use building. I am looking to develop a commercial strip on first floor and lofts/residential units on second floor. With possible roof top area to lounge. The land itself is worth about 75% of what I think would cost to develop the land. Obviously, I want to try and develop the land with a loan or use the land as collateral. Any advice would be appreciated.

Thanks for the input guys. I appreciate it. The property was in really bad conditions. It's a duplex and I am adding concrete with a 4 car carport with electricity.

I did meet with the city councilman in the district. Too many storage units around already and they hate it!

It is blocks away from the state fair of Texas grounds. 2 blocks from a major highway that leads into downtown dallas. It's hard because one side is section 8 housing, and the other side are lofts less than 1000 square ft for 1500. Great view to downtown skyline for sure. The environment changes in the month of October when the fair is here. Right now, I use it as parking for the fair which helps me pay the property taxes.

I currently am renovating an investment home and later looking to take the equity out of it for a repeat BRRR. It has a two car garage that is pretty much useless. I am thinking of using the bones on it and do a carport instead with no walls. Do I have to get a permit for this? I am concerned that when I get an appraisal and survey, things will show differently. Don't want any trouble when I take the equity out on the refinance.

Can anyone help me with learning how to calculate what type of unit/units would be more profitable? I own a commercial lot and have different ideas on what I want to develop. I debate on mixed housing unit. Multi family unit, or build 4 houses on each lot. I am sure there are ways to calculate what the best bang for my buck will be. Thanks and if any investors are interested the lot is located minutes away from downtown Dallas.
