Hello Tou, thanks for the post? What is the comps for the property in that area? If its in the market for 68 days and no body else is making an offer I will say do your due diligence and find out if there is issues on the property. If you find out and everything is fine you can offer 250000 and I will put some home inspection contingency to protect myself

First, I want to say congrats on your first wholesale deal. Second if you don't have a buyer lined up I will suggest you put the deposit has far has you follow the 70 percent rule

Hello David, you just answered your question. Heloc will always solve that issue especially you are buying cash to flip the property

Hello Stanley, I will do am appraisal now to see how much is worth. If the value goes up [70 percent rule] now that will be my exit strategy to refinance and pull my dawn payment instead of waiting another year.

Hello Kriston, have you talked to contactors and asked how much it will cost to build two brand new homes? Also if you did build why cant you cash flow and hold it to the right time to sell
