Danielle what I will advise you to do is contact a real estate attorney that is familiar with structuring deals in the state where the property is located.

Everyone has a good point and I see where there coming from. For me I will start at 5 units or more due to the benefits you get compared to a four unit or less.  You have to start at your comfort level.
